Opportunity

The 344-room Charleston Marriott hotel was originally built in 1978. After careful evaluation, JHM bought the hotel out of bankruptcy in late 2003. At the time of the acquisition, the hotel was not associated with a brand and had significant building challenges such as water intrusion, HVAC and sound barrier issues between rooms. In addition, the ground around the hotel was sinking.

Results

JHM completed a comprehensive plan to develop the hotel, incorporating local design elements and input from the hotel’s neighbors such as Medical University of South Carolina (MUSC), the Citadel and the College of Charleston.

Even though many other developers had approached Marriott about converting the hotel to a full service hotel without success, JHM’s extensive renovation was approved and the franchise application was accepted. JHM was successful due to a creative design and demonstrated competence in renovation capability. The hotel renovation was completed in late 2007 and won Marriott’s Best New Product award.

In the fall of 2010, JHM completed construction of the Joseph P. Riley Conference Center, adjacent to the hotel and named after the esteemed mayor of Charleston, SC. Accessible from within the hotel, the addition offers 15,680 square feet of new meeting space and is considered the premier event and meeting space in the city.

The exquisite renovation and rebranding of this luxury hotel created significant value, and the property continues to generate strong financial results.
