Courtyard Coral Gables

Opportunity

Built in 1972, this former Holiday Inn hotel with 165 rooms was purchased by JHM Hotels in 2004. As a further challenge to this project, Coral Gables presents a high barrier to enter the market due to the scarcity of land for development and a challenging entitlement process.

Results

JHM successfully negotiated through the notoriously difficult planning and zoning environment of the local jurisdiction. Major renovation was completed to convert to the Courtyard by Marriott brand. The main entry was relocated and a Porte Cochere was added. A new exterior façade was created with an updated color palette and custom water feature. The check-in experience was reinvented with a new front desk and one-of-a-kind water feature. Meeting space was rejuvenated and a new private business center added.
Corridors, guestrooms and bathrooms were all renovated with new custom finishes. The second-floor swimming pool deck was redesigned, adding new seating areas and private cabanas.

Significant changes were also made in the restaurant and lounge. The restaurant was re-located, a new buffet and two private dining rooms with 55″ LCD TVs were added. A separate entrance was added to the lounge that now includes comfortable outdoor seating for guests to enjoy the lovely Miami climate.

This hotel is a striking example of the keen ability of JHM Hotels to see potential in an aging hotel and return it to vibrancy. The hotel realized a $3 million increase in net operating income year-over-year in its first full year following the renovations.
