Hyatt Regency Atlanta Suites

Opportunity

This 202 all-suites hotel was purchased by JHM Hotels in June 2009 to extend its full-service Hyatt portfolio. Due to the high concentration of major corporate headquarters within a few miles of the hotel as well as the surrounding Marietta market where the hotel is located, JHM saw great potential in the hotel.

Results

JHM took over the management of the hotel directly from Hyatt. The hotel realized significant margin improvement due to JHM Hotel’s proven track record of re-negotiating contracts and bottom line management with an owner’s perspective.

The facade was redesigned with brighter colors and textures, and was given an exterior finish insulation system, new window systems and crown moldings. Parking spaces were re-allocated between several levels for guest convenience. New lighting was installed in all parking areas. A new roof and HVAC systems were installed. The Porte Cochere was enhanced with lighting, Prodema® wood panels, and 3Form® light boxes for a brighter entryway.

Interior lobby reinvention included elegant wood wall panels, exotic tile and stylish front desk pods. Corridors, guestrooms and bathrooms were updated with new custom finishes. The outdoor courtyard and swimming pool was reinvented with a triple waterfall, gorgeous landscaping, hardscape, seating and lighting.

The onsite restaurant was rebranded to Padella, a JHM Restaurant Group proprietary brand, which serves classic Italian dishes showcasing fresh ingredients from local sources. The new Padella lounge was refurbished with an updated bar, new seating and decorative lighting.

All-in cost after renovation was less than half of the replacement cost. Guest satisfaction sky-rocketed to #1 among all Hyatt U.S. properties following renovation.
